TMC has just completed another tenant representation assignment in Portland, Oregon. This was a 65,000 square foot, Class A, office lease for a corporate tenant we have served for 5 years throughout the Western States.
What’s been most notable about the Pacific Northwest transactions we have been completing is the terrific rental rates and tenant improvement allowances we have achieved for clients.
Tenants we serve recently paid almost 18% less than the market rental rates that other tenants were achieving for the same type of building and space. In a recent transaction we negotiated for a tenant improvement allowance that was 22% greater per year of lease than a national brokerage achieved for their client in the same building.
With rents having increased so dramatically wherever we work, TMC has found that you have to be creative, nimble and good negotiators to achieve lower rent deals than most other tenants pay.
