TMC Negotiates Lowest Price in Highest Building


When Dave Prange hired TMC to locate spaces for the start of his law firm business in Portland, we carefully looked at their needs, their timing, and their interest in getting a great rental rate, with a flexible term.

Working together with our client, we came up with a sublease in Portland’s landmark 42-story building, the US Bancorp Tower. The existing tenant no longer needed this terrific view space on the 26th Floor. So we negotiated to sublease it from the existing tenant at the incredibly low rate of $18.48/rsf/year. We accomplished this when asking rates on direct space were starting at $27/rsf/yr., and averaging higher.

That’s an unheard of rate for office space in this building. And it wasn’t a start rate. It was the average or effective rate through the 4-year term. As part of the transaction, we were able to negotiate for all the furniture in the office, thereby limiting our client’s start up costs. Importantly we searched the market and found space that was already built out with many private offices to fit the current and future associate attorneys. And finally we accomplished this in half the time it normally takes to complete this type of transaction.
