When employment and the economy start to recover, CFOs and corporate real estate departments will suddenly have a large increase in real estate and facilities work to complete. And they probably won't have headcount to support their needs. That's a typical situation in any recovery.

For many years Denis Mehigan of TMC has been taking on part time or temporary assignments for large and small companies. Are You Reconciling and Auditing?

Whether your company has one lease or 1000, around this time each year landlords send out their Operating Expense Reports. Each lists all actual operating expenses for the past year and all estimated operating expenses for the current year.

Whether your company has net leases or full service leases, the costs for not analyzing your operating expenses are significant. These variable expenses can be as low as a few percent of the overall rent or as much as 60% of your total rent on leases. Careful tenants will get the actual base year expense report, the past year's report, and the current year's amounts. They'll study them, reconcile them and maybe audit them. TMC does this service for clients at no cost.

We provide this service for our clients on a yearly basis. We verify the landlord's charges for accuracy. We've recovered sums as low as a few hundred dollars and as high as $210,000. TMC Provides Onsite Real Estate and Facilities Training

One of the more popular services we provide is our Real Estate and Facilities Training program. We'll come to your site to do a training in specific areas of corporate real estate and facilities. There's no charge for the program. It usually lasts 45 minutes to an hour. Our Lease Reconciling and Auditing program is a key one at this time of year.
